What is a 55+ Active Adult Community?
A 55+ Active Adult Community, like Hyde Park at Tulsa Hills, is an age restricted community. That means we are required by the 1995 Housing for Older Persons Act to certify that 80% of our homes are occupied by at least one homeowner, aged 55 or older. This means your neighbors will have lifestyles, interests, and stories like yours.
What do the homeowners’ fees include?
Homeowner’s fees include lawn care (mowing, weeding, trimming, edging) and snow removal in the winter. They also include all the landscaping of the common grounds, clubhouse upkeep, maintenance of the security gates and full use of the Hyde-Out Clubhouse. If the homeowner would like to reserve certain areas of the Hyde-Out for a personal family event or party, they may do so by scheduling with the Social Committee, at no additional charge. There may be a deposit required if there is a significant number of guests to ensure the clubhouse is cleaned and back in “as was” condition at the time of using the facilities for the event.

Hyde Park is conveniently located in Tulsa at Highway 75 and 81st Street. We are set with easy access to highways and turnpikes that provide for a few minutes drive to Tulsa downtown, Tulsa International Airport, multi-cultural events and locations, great shopping and dining, nearby medical facilities, hospitals, theater and art venues. In addition, Hyde Park features level sidewalks throughout, including street lamps for evening strolls. No stairs or hills to climb, unless, of course you want a vigorous workout at our state of the art fitness center, tennis courts or pickleball courts.
What is the minimum and maximum size of homes in Hyde Park?
Our homes range from 1,400 sq ft on up to 2,800 sq ft. Most of our homes are single story without any steps. All homes include at least 2 bedrooms, 2 bathrooms, and a 2-car garage. Some homes include a designated 3rd bedroom, or some flex rooms.
Once we purchase a lot, how soon do we have to build?
Closing on the purchase of a lot must be done in 6 weeks to 2 months. The home should be started no later than 6 months after the purchase of the lot.

Typically, the price range of the homes in Hyde Park vary because of lot pricing, upgrades and amenities included in the home. As of Dec. 1, 2017, there are 75 residents, living in 57 homes. There are 6 completed model homes for sale, 2 resale homes on the market, 3 spec homes and 5 customs under construction and several currently in the design stage, for a total of 63 erected homes in Hyde Park to date.
Are there Restrictive Covenants and Bylaws for Hyde Park?

What are the fencing requirements?
If a homeowners wishes to have fencing at the back of their property, the type of fencing must be the black iron railing as seen in homes throughout the community. Privacy fencing is not allowed unless specifically approved by the Architectural Committee.
Can I bring my own Custom Home Builder into Hyde Park to build my home for me?
Yes, provided that they have been pre-approved by Hyde Park’s Architectural Committee.
Do people use their Hyde Park home as a second home and live the rest of the year someplace else?
While most people living in Hyde Park use it as their primary residence, some of our residents own two homes and spend winters in one location and live elsewhere during the summer. Everyone has the opportunity to enjoy their Hyde Park home in the manner that best suits their lifestyle.
How much upkeep do Hyde Park homes need indoors and out?
Each home is owned and maintained by each homeowner. The exception is the lawn maintenance that is taken care of for each homeowner.
What are the estimated utility costs?
Monthly utility bills vary depending on how warm or cool homeowners prefer their home to be and how much they use their appliances. But Hyde Park takes pride in the energy efficiency standards that are a part of each home built. Homes include high efficiency heating and cooling, low-E windows, sealed and insulated ductwork to help provide comfortable, even temperatures and lower energy bills.
I like people but am a little shy. How do you get to know people there? Are there events for “newbies”?
Hyde Park has a great residents’- run Social Committee that creates great monthly activities (i.e., Super Bowl Sunday, St. Patrick’s Day Party, Mardi Gras Party, Luaus, Tax Day Party, Christmas Party, New Year’s Eve Party, etc. In addition, there are regularly scheduled activities (i.e., pickleball, shuffleboard, card games, board games, dominoes, art classes, seminars, etc.). The first Saturday of each month, residents join together for a First Saturday breakfast.
Is Hyde Park pet friendly?
Yes. You’ll see our residents out walking their dogs, enjoying meeting their neighbors. There is a limit of two domestic pets. Any pets permitted to go outside must be controlled on a leash or held at all times. In addition, pet owners are responsible to remove solid waste immediately and dispose of it properly in their own trash receptacles.
Is it okay for my pets to be outside? What are the restrictions/guidelines for outdoor pets?
Respect for fellow neighbors is essential in Hyde Park. Dogs left outside and who tend to bark at activity, create disturbance of the peace of other neighbors, and, in such case, owners are requested to keep other residents in mind when their dogs are outdoors. We are “pet-friendly” as long as the pets don’t become a nuisance to neighbors.
Is everyone in the community 55 or older, or can younger people live there?
Hyde Park is a 55+ community. As long as one of the homeowners is 55+, the spouse can be younger. Most all of the residents in Hyde Park are empty nesters, which is one of the main reasons why residents are pleased to live in a community like this – not having concern for children on the streets playing, etc.
I work from home and don’t expect to fully retire. Is Hyde Park only for retirees?
Hyde Park has many residents who still work full or part time. While there are retirees that live in Hyde Park, there is a good mix of those who work, as well as are retired.
As a recent widow, I’m a little nervous about being “single” at Hyde Park. Are there other people in my situation? I don’t want to feel isolated.
Hyde Park’s residents are single, widowed and couples. There is a good mixture of each and all enjoy mingling with each other regardless of marital status. The many activities and events that are scheduled tend to provide a great opportunity for social interaction.
My grandchildren like to visit me every summer. Can they visit for a week? Is there a time limit for how long children can visit?
Grandchildren and families are welcome to visit the homeowner. “Visit” is the operative word, and our covenants restrict anyone under the age of 19 from residing in a home for more than 60 days in any one calendar year. The homeowner is responsible for their visitors and under no circumstance, are minors allowed to be in the clubhouse or walking around the neighborhood without an accompanying homeowner.
Can our guests use the community pool, tennis and pickleball courts and other amenities?
Yes, if the homeowner is with their guests when using the facilities.
What is the schedule for fitness classes and activities? Are there evening classes and events?
There is a monthly calendar that is posted that includes the days and times of classes, activities and events.
If there’s no activity, club or class that matches my interests, can I start one?
The Social Committee is happy to discuss any suggestions and ideas for starting a new activity, and they welcome volunteers to assist in organizing activities.
